New Homes Australia is the specialist new-build division of Concierge Buyers Advocates, established to help buyers navigate a part of the property market where the seller, developer, builder and project marketer often have very different interests from the person actually paying for the property. We represent the buyer.
Our job is not to sell as many new homes as possible. Our job is to help you buy the right one.
Why We Created New Homes Australia
Buying new property looks simple: choose a location, walk through a beautiful display home, select a floorplan, pick some upgrades, sign a contract.
Unfortunately, the expensive problems aren't usually sitting under the display-home lighting. They're usually hidden in: inflated package pricing, weak land location, poor orientation, excessive supply, unsuitable floorplans, unrealistic growth or rental projections, missing inclusions, expensive site costs and variations, builder risk, contract conditions, delayed construction, and poor resale appeal.
We created New Homes Australia to apply proper buyer-side due diligence to those decisions.
Meet Rayson — Director & Buyer's Advocate
Rayson is the founder and principal buyer's advocate at Concierge Buyers Advocates, representing property buyers across Melbourne, Victoria and selected interstate markets since 2016. With more than 20 years of property experience and an analytical background that heavily influences how the business assesses property, Rayson personally reviews comparable sales, land, location, supply, demand, builder history and layout before forming an opinion on every recommended property.
Sometimes that opinion is simply: Don't buy it.
What Independence Means to Us
Independence is not a slogan. It means the recommendation has to make sense for the buyer.
If a property is overpriced, we'll say so. If the location has problems, we'll explain them. If an incentive is being used to make an ordinary deal look exceptional, we'll tell you. If the builder or project creates risks we aren't comfortable with, we'll raise them. And if buying an established property makes more sense, we'll tell you that too.
Sales Agents will NOT tell you these.

We work with first home buyers purchasing a new property, owner-occupiers building or buying new, property investors, interstate buyers, overseas and foreign buyers, busy professionals who want the process managed properly, and purchasers who already have a property or package in mind and want a second opinion.
What We Assess
Depending on the service, we can assist with location strategy, land and property search, builder screening, property appraisal, comparable sales, package and specification review, investment assessment, negotiation, independent building inspections, professional contract review coordination, construction progress support and pre-settlement inspection coordination.
We do not replace your solicitor, conveyancer, accountant, financial adviser or building inspector. We make sure the right questions are being asked and the right specialists are brought in when required.

The principle remains. But today we'd add one more: right reasons.
Don't buy a property because someone has a commission to earn, because the brochure looks beautiful, or because you're worried you'll miss out. Buy it because the property makes sense.
